Viiyoo for institutional investors

Deploy capital to a mandate. Defend every home in it.

For funds and investment teams buying UK residential at scale. Viiyoo turns your mandate into a plan of real homes for sale, shows what each of your rules is costing you, stresses the plan, and hands the committee a pack it can test, with every figure traced to its source.

Real Viiyoo screen from a demo organisation. A £5 million income mandate in Manchester, planned across 28 homes for sale, with what is not yet ready said plainly.

  • One ranking figure the one your mandate names, never a blended score
  • Every limit held leasehold share, Article 4, flood risk and lease length
01 / The job

A mandate, a budget and a committee to answer to.

  • Where should the capital go?

Which areas can absorb it at your yield floor, how many homes that means, and how long it takes to buy them.

  • What are the rules costing you?

Every limit in the mandate, whether the plan meets it, and what relaxing it alone would buy in yield, capital and homes.

  • Will it stand up later?

The plan under stress, every home's evidence pinned, and a decision record the committee, the auditors and the next fund can read.

02 / What Viiyoo does

From the mandate letter to a plan of real homes.

  • The mandate, from the letter. Geography, sleeves, yield floors and spread limits filled in from your words, with what they did not say listed for your team to check. Every version is kept.
  • A plan from the live market. Homes for sale across your areas, screened, underwritten and ranked by the figure your mandate names, never a blended score.
  • Full underwriting. Stamp duty for the nation the home is in, running costs, lender stress test, grant where it applies, and returns with and without it.
  • Ranked on the rent each sleeve collects. A social housing sleeve is underwritten at the rent it will actually be let at, not the market rent.
  • Stress and capacity. Grant not awarded, rents down and costs up, alone and together, and how much the market can absorb at each yield floor.
The plan's holdings schedule: 28 homes ranked by yield on cash before grant, the first 12 shown, from a 4-bed apartment in M15 at £189,950 and 9.17% to 2-bed flats in M1, M4 and M15 at £120,000 to £135,000 and around 8%, each with its verdict: fits, fits on conditions, or cannot tell, and conditions such as no floor area. Street names and photos are blurred.

The plan's homes in its order, each with its verdict against every rule and any condition to check. Real screen from a demo organisation; street names and photos are blurred.

03 / What each rule costs

Every limit, and what relaxing it would buy.

The constraint ledger: every rule with its kind, limit, the model portfolio's figure and status: leasehold within 50% of equity at 49.8%, no Article 4 areas, flood risk screened, lease of at least 90 years with 11 homes not stated and flagged, asking price at or below the 40th percentile of sold prices, and preferences shown but never ranked. Below it, the cost of each rule relaxed alone: removing the leasehold cap would lift the blended yield from 7.87% to 8.49% and add 3 homes.
Scenarios for the plan: base case 7.87% net yield and 7.16% yield on cash; rents down 10%, 6.36%; costs up 30%, 6.20%; both together, 5.47%, 1.69 points below the base, on £4.89 million of cash. No grant, auction or debt scenarios apply to this mandate.

04 / Evidence a committee can test

Every figure says where it came from.

Values come with a range and a confidence level, tested on homes that have sold, and the results are published. No figure comes from a language model.

How we measure accuracy

05 / Built for the people who check the work

Committee packs, a decision record, your own sign-off.

Committee-ready packs

Shortlists, plans and appraisals as packs, workbooks and CSVs in your branding, each figure with its source and date.

A decision record

A decision drafted on pinned evidence, frozen with its pack and signed off by a second person on your team.

Released by your team

The platform does the work; your own person reviews and releases it. Nobody at Viiyoo signs off your results.

Into your own systems

The Claude and ChatGPT connectors, single sign-on and SCIM on every plan, and an API for early-access teams. Integrations.

Plainly

What to expect, and what not to.

Is a Viiyoo value a formal valuation?

No. Viiyoo's values support an investment decision; where a RICS Red Book valuation is required, for lending or reporting, you still need one.

Does Viiyoo give investment advice?

No. Viiyoo provides analysis and evidence, not advice. Your team makes and releases every decision.

Are forecasts included?

Not yet. Market forecasts, 3, 6 and 12 months ahead with an upside and a downside, are being built; they will join every plan when they are live, with their accuracy published.
