Example 1
The LHA is meant to reach the cheapest 30% of local rents. In Birmingham, advertised rents at that point sit £180 to £425 a month above it, and no more than 1 in 40 homes advertised to rent with one to three bedrooms could be let within it.

Percentile and median are of advertised monthly rents. Advertised rents usually sit above the rents finally agreed, so the gap to agreed rents is likely to be smaller.

Of 8,106 homes advertised for sale, 422 would return a gross yield of 7% or more if let at the LHA. Family homes barely feature: 26 of the 4,895 with three or four bedrooms.

Method. LHA: DWP Universal Credit LHA rates 2026 to 2027, Birmingham BRMA. Rents: homes advertised to let in Birmingham between 10 April and 10 October 2026, duplicates removed, rooms, student and HMO lets excluded. Homes for sale: advertised between 11 August and 10 October 2026, duplicates removed, excluding homes sold or under offer, shared ownership, auctions and retirement homes. Gross yield is twelve months at the LHA divided by the asking price, before any costs; the 7% threshold is set for this example. A full piece of work would check each home and its costs.
