You invest your own capital and you know what you buy. Viiyoo checks every live home in your areas against your rules, values each one from like-for-like sales and shows the return after costs and tax.

  • The market, once. Live homes for sale in the areas you buy, with the same home listed twice shown once.
  • A value you can question. A central figure, a range and a confidence level, from the sales most like the home.

03 / Lenders and credit teams

Credit decisions with the evidence attached.

You lend against homes and need to know the security holds. Viiyoo appraises the home on value, rent and underwriting, with every figure traced to its source and every unknown said plainly.

  • A range that is measured. In testing, the range held the sale price eight times in ten, and the confidence level says when to rely on it less.
  • Rent from comparable lettings. Advertised rents by default, with the spread of comparable rents beside it. Rents actually agreed are available on request.
  • Cover and stress, in tested code. Interest cover, cash flow and lender stress on stated assumptions. A language model never computes a number.
  • Gaps, not guesses. A missing lease length or floor area is reported with what would settle it.

Buy the homes you need, within the budget you have.

You buy homes for the households you house, and you answer to a board or a cabinet. Viiyoo screens the market against your criteria, matches homes to households and benchmarks the rents you charge.

  • Every home against your criteria. Price cap, bedrooms, tenure, flood risk and Article 4, each exclusion with its reason.
  • Sized for households. Homes matched to the households they could house under Local Housing Allowance sizing rules.
  • Grant kept honest. Grant reduces equity, never rent, and every cash figure has an ex-grant figure beside it.
  • Rents against benchmarks. Each rent you charge compared with market rent and the LHA in force, home by home.

05 / Investment advisers and buying agents

Show your client why, not just what.

You bring homes to clients against their brief, often for several clients at once. Viiyoo screens the list against each brief and puts the reasons in writing, including for every home it left out.

  • One brief per client. Each client's rules kept as their own, so the same list can be screened for each of them.
  • Every exclusion explained. The rule a home failed and what was found, one line per rule.
  • What is still unknown. Each gap printed with what would close it, such as a £10 copy of the register.

Know where the book stands, home by home.

You manage homes for an owner or a fund and report on them. Viiyoo reads the portfolio in whatever shape your spreadsheet is in, then measures every home against the market and the mandate it was bought for.

  • Your export, as it comes. Several sheets, weekly or annual rents, an import plan your team checks before it applies, and personal data such as tenants' names left out.
  • Rent gaps, largest first. Where rent sits below what the market would pay, and above what the market or the LHA will bear.
