Example 1

How far is the LHA from Birmingham's rents?

The LHA is meant to reach the cheapest 30% of local rents. In Birmingham, advertised rents at that point sit £180 to £400 a month above it, and no more than 3 in 100 homes advertised to rent with one to three bedrooms could be let within it.

Percentile and median are of advertised monthly rents. Advertised rents usually sit above the rents finally agreed, so the gap to agreed rents is likely to be smaller.

Which homes for sale would work at LHA rents?

Of 9,637 homes advertised for sale, 583 would return a gross yield of 7% or more if let at the LHA. Family homes barely feature: 32 of the 5,185 with three or four bedrooms.

  • 569 of the 583 are leasehold, almost all flats and maisonettes, so service charges and ground rent come off that 7% before any other cost.
  • Five wards hold 257 of them: Ladywood (127), Erdington (37), Bordesley & Highgate (35), Stockland Green (32), and Soho & Jewellery Quarter (26).
  • Fifty one- and two-bed homes at their median price would cost about £5.0m before purchase costs.

Method. LHA: DWP Universal Credit LHA rates 2026 to 2027, Birmingham BRMA. Rents: homes advertised to let in Birmingham between 10 April and 10 October 2026, including those since let; a home advertised on more than one site is counted once; rooms, student and HMO lets excluded. Homes for sale: advertised on 10 October 2026, each home counted once, excluding homes sold or under offer, shared ownership, auctions and retirement homes. Gross yield is twelve months at the LHA divided by the asking price, before any costs; the 7% threshold is set for this example. A full piece of work would check each home and its costs.
