Viiyoo for councils

Buy the homes your residents need. Show cabinet every reason.

For acquisition and temporary-accommodation programmes. Viiyoo screens every home for sale in your areas against your criteria, estimates the grant on each, plans the programme across your budget and keeps a record your auditors can follow. An officer on your team releases every result.

The holdings schedule of a North East social housing programme: 461 homes for sale ranked by yield on cash before grant, each with its verdict against every rule, its sleeve, price, rent at the Local Housing Allowance, net yield, grant assumed and equity. 01 / The job

A programme, a budget, a grant and a cabinet decision.

  • The market moves faster than a spreadsheet

Homes come and go every day. Viiyoo searches the main property portals with duplicates removed, and Scouts flag new matches as they appear.

  • Budget and grant decide what is affordable

Every home is underwritten with stamp duty, running costs and the grant you expect, so the shortlist is what you can actually buy.

  • Every decision is examined later

Members, auditors and residents can ask why. Every figure is traced to its source and every override carries its reason.

02 / What Viiyoo does

Every home for sale, judged against your criteria.

  • Your criteria, in plain words. Paste the programme's brief. Viiyoo fills in the rules from it, quotes the words it used and lists what they did not say, for your team to check.
  • Every exclusion explained. Price cap, bedrooms, tenure, flood risk and Article 4, each home out with the rule it broke first.
  • Sized for households. Homes matched to the households they could house under Local Housing Allowance sizing rules.
  • Grant estimated, not assumed. A per-home LAHF estimate, or SHAP or your own grant at the figure you state, weighted by the chance of award you set, with equity shown with and without grant.
  • The awkward listings handled. Auction lots recognised from the listing and handled by your auction rule; commercial and mixed-use listings not treated as homes; a listing with no house number screened against each home it could be, with "confirm the house number" as a condition.
  • Rents against the benchmarks. Every home's rent compared with local rents and the LHA in force.
One shortlisted home opened to its checks: a 3-bed house in South Tyneside, inside the programme's geography, within its bedroom range, outside an Article 4 area, to be let in the social housing sleeve, £4,184 a year after running costs at the Local Housing Allowance rate of £550 a month, and a 6.44% net yield on its £65,000 price, above the floor. Its price is below Viiyoo's value range, so it fits only on the condition that the home is checked.

Each rule, its outcome and the figure behind it. A price that looks too good is a condition to check, not a bargain.

An acquisition screen for a North East social housing programme: 2 and 3-bed homes for sale in Sunderland and South Tyneside from £60,000 to £200,000. 75 of 1,168 homes shortlisted: 42 fit, 33 fit on conditions, 930 do not fit, each by the rule it broke first, and 163 could not be placed on a home; 8 gaps across 231 homes; no overrides.

Real Viiyoo screen from a demo organisation: 1,168 homes for sale in Sunderland and South Tyneside screened against a social housing programme's rules.

  • Every home accounted for fits, fits on a condition, or out with its rule
  • Every gap stated with what would close it
03 / A programme, not a one-off list

From the first screen to the next tranche.

  1. 01 · Brief

    Your criteria, once

Write the programme's rules in plain words or a form. They are kept as a versioned mandate, so every result names the rules it used.

  2. 02 · Screen

    The whole market

An acquisition screen across your areas, with a quote before anything runs and nothing run until an officer confirms it.

  3. 03 · Plan

    Across the budget

A deployment plan spreads the budget across the areas you buy in, within your limits, with what is not yet ready said plainly.

  4. 04 · Keep current

    Standing briefs

Run again weekly, monthly or when your rules change, delivered as what changed since the last release.

04 / Accountable by design

Ready for cabinet, audit and scrutiny.

The platform does the work; your own officer reviews it and releases it. Nobody at Viiyoo signs off your results.

Every figure sourced

Each figure links to its source and date. No figure comes from a language model: the arithmetic is tested code, and any drafted narrative is checked against it.

Released by your officer

Review, override with a reason, release. Overrides are printed in the pack with who made them, and nothing released changes afterwards.

A full audit trail

A decision log and an audit trail of every change, so the record behind a purchase can be produced long after it was made.

Your data stays yours

Client data held in the UK, single sign-on and SCIM on every plan, and your briefs and files never feed anyone else's results. Security.

Plainly

What to expect, and what not to.

Does Viiyoo benchmark temporary-accommodation costs?

No. Viiyoo does not hold temporary-accommodation cost data. It compares the homes you could buy against local rents and the LHA, which is what a purchase-versus-lease case usually needs.

Is a Viiyoo value a formal valuation?

No. Viiyoo's values come with a range and a confidence level and support a decision; where a RICS Red Book valuation is required, you still need one. How accurate they are.

Does Viiyoo give advice?

No. Viiyoo provides analysis and evidence, not advice. Your officers make and release every decision.

How do we buy it?

Plans are monthly, from £1,500, with a 3-month initial term and then 30 days' notice. Talk to us about how to contract, and we can run a short evidence account on your own areas first. See the plans.

Can you help with bespoke analysis?

Yes, separately from the platform. Our data consultancy takes on scoped work such as LHA benchmarking across placements or matching a stock file to UPRNs.

Tell us your programme's criteria and areas. We will run a short evidence account so you can see the work before you decide.
